If you live in Forsyth County, chances are your mailing address says Cumming—even if you’re nowhere near downtown. That’s because while Cumming is technically a city, it’s also the default name assigned to almost all addresses in Forsyth County, including rural suburbs, lakefront homes, and fast-growing residential neighborhoods.

But where exactly is the city of Cumming? And why does your house—possibly 20 minutes away—still carry that name?

Cumming: The City vs. The Zip Code

The City of Cumming is a small, officially incorporated municipality centered around the courthouse square, city hall, fairgrounds, and a few blocks of historic storefronts. It’s just under 7 square miles in total and home to about 7,000 people.

Yet, the postal name “Cumming” applies to most of the 30040 and 30041 zip codes—a region that includes tens of thousands more residents, most of whom don’t live within the city limits at all.

So when you see “Cumming, GA” on your mail in areas like South Forsyth, Sharon Springs, Windermere, or along McGinnis Ferry Road, it doesn’t mean you live in the city. It just means the United States Postal Service (USPS) uses Cumming as the default name for almost all of Forsyth County.


Why Is It Like This?

Unlike Fulton County, which has numerous distinct cities like Johns Creek, Alpharetta, Milton, and Roswell, Forsyth County has only one incorporated city: Cumming.

All other areas—despite feeling like their own neighborhoods or towns—are unincorporated. This includes places like:

  • Sharon Springs
  • South Forsyth
  • Midway
  • Bald Ridge
  • Coal Mountain

Residents here pay taxes to Forsyth County, not to the City of Cumming, and they rely on county services (not municipal ones). But unless you look at a zoning map or study your utility bills, it’s easy to assume everything with a Cumming address is part of one big city.


So What Do You Call It?

If you live in zip code 30041, especially south of Highway 20 or near the Sharon Forks Library, Lambert High, or Windermere Parkway, you’re in a dense, suburban, unincorporated area—not “downtown Cumming.” But you’ll still write “Cumming, GA 30041” on every envelope.

Some locals prefer to say they live in South Forsyth, Sharon Springs, or even Metro Atlanta, especially when talking to out-of-town friends.


A County That Feels Like a City

With its fast growth, modern schools, and suburban feel, Forsyth County increasingly functions like a city—even if most of it technically isn’t one. And with the recent creation of Sharon Springs as a “community name”, there’s even talk of future incorporation down the road.

Until then, Cumming remains the name on the mailbox—whether you live in the heart of downtown, or 15 miles south of it in a brand-new subdivision off McGinnis Ferry.
