North Atlanta’s housing market includes townhomes from the mid-$300,000s, detached houses near $1 million, and rental communities in Duluth, showing varied options for buyers and renters.

Townhomes advertised in the mid-$300,000s, larger detached houses approaching $1 million and rental communities in Duluth illustrate the range of housing options currently featured in North Atlanta Star’s Homes & Neighborhoods guide.
The October 4 snapshot draws on community entries mostly checked October 3. These are advertised prices for selected developments, not a comprehensive inventory or a measure of what homes across North Atlanta typically sell for.
Townhomes and Condos Provide Lower Starting Prices
Weatherfield Townhomes in Buford has one of the lower advertised starting prices in the guide, at $345,990. The Taylor Morrison community offers three- and four-bedroom designs of approximately 1,800 to 1,888 square feet.
In Cumming, Market Square at Sawnee Village starts at $359,900. Its two- and three-bedroom condominium homes range from approximately 1,373 to 1,703 square feet.
Suwanee’s Echo Park covers a broader price range, from $379,000 to $799,000. Its condominiums and townhomes include two to four bedrooms and approximately 1,071 to 3,054 square feet. Buyers comparing the community’s lowest and highest prices are also comparing substantially different homes.
Larger Detached Homes Carry Higher Price Tags
The Cumming-area entries include several communities offering more space at higher starting prices.
Haven Abbey is advertised from $589,886, with four- and five-bedroom houses exceeding 3,000 square feet. At Toll Brothers at Heardmont Farms, prices start at $919,995, with five-bedroom designs ranging from approximately 3,674 to 5,073 square feet.
The Glade’s four-home enclave starts in the low $1 millions. Vickery also includes new custom homes advertised from $1 million and above, alongside the established neighborhood and nearby Vickery Village.
Location deserves a closer look when comparing these properties. A Cumming mailing address can cover different parts of Forsyth County and does not necessarily mean a home is inside Cumming’s city limits.
A Separate Option for Buyers 55 and Older
Promenade at Sawnee Village is an age-restricted, 55-plus detached-home community with advertised prices ranging from $589,400 to $899,710.
Designs span approximately 1,791 to 3,163 square feet. Its smaller and larger floor plans give buyers different space options within the same community, although the final price depends on the particular home and its features.
Duluth’s Rental Choices Include Apartments and Townhomes
The guide’s Duluth rental entries include The Foundry, The Eclipse and Constellation Park.
Constellation Park’s description gives starting rents around $1,595 a month, with larger townhome-style rentals exceeding $3,600. Those figures cover different housing types and sizes; they should not be read as the price range for a single comparable floor plan.
Prospective renters should confirm the available unit, lease length, required fees and any conditions attached to advertised concessions before comparing monthly costs.
What to Check Before Scheduling a Visit
The guide brings together actively selling neighborhoods, leasing communities, proposed developments and established places where the original builder has sold out. A community appearing in the directory does not guarantee a new home is available there today.
For buyers, the most useful comparison is the full price of a specific available home, including lot premiums, upgrades and association charges. For renters, it is the total recurring monthly cost for a particular unit.
Starting prices help narrow the search. Availability, location and the details of the individual home determine whether an option actually fits.
