North Atlanta Open Houses This Weekend Show a Market Still Chasing Space, Schools, and Lifestyle

Mother’s Day weekend is bringing one of the busiest open house stretches of the spring season across Alpharetta, Milton, Roswell, Johns Creek, and South Forsyth, with inventory ranging from renovated townhomes near downtown districts to sprawling lake properties and estate-style homes on large lots.

The strongest concentration of activity appears farther north in South Forsyth and Cumming, where buyers continue gravitating toward larger homes, newer construction, and master-planned communities offering pools, pickleball courts, trails, and walkable retail areas.

But the weekend’s listings also reveal something broader happening across North Atlanta’s housing market. Buyers are no longer looking only at square footage or granite countertops. Increasingly, they are shopping for a lifestyle.

In Alpharetta, much of the attention this weekend centers around homes near Avalon, downtown Alpharetta, and the Alpha Loop area, where walkability and proximity to restaurants and offices continue pushing demand higher.

One of the standout listings is 205 Shady Grove Lane, a newly constructed six-bedroom home priced at $3.5 million. The property spans roughly 6,100 square feet and reflects the continuing appetite for luxury homes close to Alpharetta’s urban core.

Nearby, 135 Mayfield Circle, listed at $2.59 million, is scheduled to host an open house Saturday from 2 p.m. to 5 p.m. and is expected to draw buyers searching for larger-lot luxury closer to downtown.

Several more moderately priced Alpharetta listings are also expected to attract traffic Saturday, including 350 Oak Terrace ($795,000, noon to 4 p.m.), 6745 Preston Glen Drive ($749,000, noon to 2 p.m.), and 450 Ellis Avenue ($950,000, 2 p.m. to 4 p.m.).

The city’s townhome market also remains highly active. At 11304 Musette Circle near downtown Alpharetta, a renovated end-unit listed at $559,000 highlights the continued popularity of “lock-and-leave” living close to restaurants, offices, and entertainment.

In Milton, open houses continue leaning heavily toward estate-style living. Large farmhouse-inspired homes with resort-style backyards, oversized kitchens, and expansive entertaining spaces dominate much of the weekend inventory.

Among the most eye-catching listings is 3024 Watsons Bend, a luxury estate priced at $4.59 million with more than 11,000 square feet of living space. Meanwhile, 1009 Crossroads Trail, listed at nearly $1.7 million, reflects the continuing popularity of newer farmhouse-style construction in Milton’s Birmingham area.

In Roswell, the market continues balancing historic character with newer redevelopment projects. Along Shallowford Road, a French-inspired newly built estate at 10745 Shallowford Road is listed at $2.85 million and features high-end energy-efficient construction and advanced soundproofing.

Roswell also offers several mid-market open houses this weekend, including 10305 Willeo Creek Trace ($615,000, Saturday 2 p.m. to 4 p.m.), 1030 Rivermont Alley ($625,000, Saturday 3 p.m. to 5 p.m.), and 2021 Blossom Hill Drive ($850,000, Saturday 1 p.m. to 3 p.m.).

Further south in Johns Creek, homes tied to highly ranked school clusters continue anchoring the executive-family market. Listings this weekend include 10595 Highgate Manor Court ($1.095 million, Saturday 2 p.m. to 4 p.m.), 9325 Tailey Circle ($1.19 million, Saturday 1 p.m. to 3 p.m.), and 12095 Cameron Drive ($997,800, Saturday 2 p.m. to 5 p.m.).

Meanwhile, South Forsyth’s market remains one of the busiest in the region. In Vickery, 6151 Vickery Creek Road combines luxury townhome living with walkable access to restaurants, boutiques, breweries, and wellness businesses. In James Creek, 4905 Shelbourne Drive offers six bedrooms and direct access to resort-style neighborhood amenities.

Lake properties are also expected to generate strong traffic this weekend. At 2815 Lake Court in Cumming, a lakefront Craftsman-style property includes a double-slip dock and outdoor entertainment areas designed around the Lake Lanier lifestyle.

The timing of the open house surge may help turnout as well. Mother’s Day events at Avalon and Halcyon are expected to bring heavy traffic through parts of Alpharetta and South Forsyth throughout the weekend, potentially increasing visibility for nearby listings.

Taken together, the weekend inventory offers a snapshot of where North Atlanta’s housing market stands entering the heart of spring: active, expensive, highly lifestyle-driven, and still heavily shaped by schools, walkability, recreation, and proximity to North Fulton’s growing employment corridors.
