Adair Park Expansion Wins Approval in Downtown Woodstock
Woodstock’s City Council approved an expansion of the Adair Park development that will add mixed housing and commercial space along Main Street. The project includes changes to zoning and plans for a future road right-of-way, while sparking environmental concerns over a stream on the site.

Adair Park is set to grow farther along Main Street, adding homes and commercial space to one of downtown Woodstock’s existing mixed-use developments.
The City Council approved the Adair Park North rezoning Oct. 26 for approximately 5.6 acres at 7950 and 8020 Main Street. Developer Eric Richards is pursuing the project through Adair Park Development Company LLC.
The expansion would combine commercial uses with condominiums, townhomes and detached homes. It occupies a prominent position near the roundabout at Main Street and Haney Road, where new buildings would extend the downtown development’s presence.
Homes and businesses on the same site
The approved zoning case changes the larger parcel to a downtown residential-office designation and allows attached housing. The application also sought buildings as tall as 48 feet for the commercial mixed-use portion, compared with the usual 40-foot limit.
The project includes land to be dedicated for the future Haney Road right-of-way. Townhomes would be allowed to face open space, creating a different arrangement from homes that all front directly onto a street.
A stream is part of the debate
The application also calls for enclosing the stream running through the property in a pipe. That proposal drew objections from the community group North Georgia Community Action Network, which argued before the vote that development should preserve the stream and that more attention was needed to downstream effects and long-term maintenance.
A construction start and opening schedule were not available at publication.
