Sugar Hill Preserve Moves Toward Sales With 58 Homes
Century Communities has opened buyer registration for Sugar Hill Preserve, a new 58-home neighborhood near downtown Sugar Hill. The community will feature large homes and amenities including a playground and dog park.

Major local stories and useful updates, once a week.
Sugar Hill Preserve has entered its buyer-facing phase along Sycamore Road, where Century Communities has opened interest registration and introduced three home designs for the forthcoming neighborhood.
The 58-home community is planned at 5404 Sycamore Road, less than a mile from downtown Sugar Hill. Prices and specific homes for sale have not yet been released.
The development’s three two-story plans are notably large. The Birch will offer 2,987 square feet with four bedrooms and three bathrooms. The Sapling will have 3,403 square feet, five bedrooms and four bathrooms, while the 3,829-square-foot Hazel will include six bedrooms and 5½ bathrooms.

Each plan includes a two-car garage, with basement and slab options available. Community amenities are expected to include a playground, dog park, pavilion with restrooms and a centralized mail area.

Sugar Hill Preserve represents a substantial change from the project first considered for the property.
In 2022, Elmington Residential proposed an 87-house rental community across 27.7 acres at 5060, 5376 and 5404 Sycamore Road. The city’s planning review drew concerns about density, traffic, stormwater, tree removal and the long-term rental model.
The current Century Communities plan calls for 58 houses marketed to homebuyers—29 fewer homes than the original proposal and a shift from single-owner rentals to for-sale housing.
The project received a residential development permit on Aug. 29, 2025. Century’s initial construction timetable anticipated completing development work in December 2026 and opening sales in March 2027, although the builder’s current community page identifies Sugar Hill Preserve only as “coming soon.”
Century Communities has not announced pricing, homeowners-association costs, model-home hours or a confirmed sales date. Prospective buyers can join the interest list online or contact the builder at 678-530-5008.
