Major local stories and useful updates, once a week.
A new single-family neighborhood is officially opening in Cumming this weekend, with prices beginning in the high $700,000s.
Lennar will hold the grand opening for Estates at Yellow Creek on Saturday, Aug. 15, from 11 a.m. to 5 p.m. at 4385 Tillman Lane in Cumming. The event will include tours of a newly decorated model home along with complimentary food and refreshments.
The community is aimed squarely at the upper end of Forsyth County’s move-up housing market, with large detached homes and several move-in-ready properties already available.
One five-bedroom, four-bath Candler home with 3,274 square feet is currently priced at $796,900, while a five-bedroom Darlington II with 3,688 square feet is listed at $809,900.
Lennar describes Estates at Yellow Creek as a community of spacious single-family homes designed for larger and growing households. The neighborhood is within the Forsyth County Schools district and is zoned for Poole’s Mill Elementary School and Liberty Middle School.

The opening is notable partly because of where new-home pricing has landed.
For years, Cumming and Forsyth County represented a more affordable alternative to parts of North Fulton. That gap has narrowed considerably as population growth, land costs and demand for newer homes have pushed prices higher. A new neighborhood entering the market around $800,000 is another indication of how firmly much of Forsyth County has moved into North Atlanta’s higher-cost suburban housing tier.
Residential construction across metro Atlanta remains below earlier long-term levels, contributing to persistent pressure on home prices even as mortgage rates have made buyers more cautious. Forsyth County continues to add residents rapidly, increasing competition for both existing homes and new construction.
Estates at Yellow Creek offers buyers a different proposition from the townhome and mixed-use developments appearing closer to Ga. 400 and central Cumming. This is a conventional detached-home community, with larger floor plans and a quieter residential setting.
At the same time, it remains within reach of Cumming City Center, the Cumming Fairgrounds and the broader shopping and dining areas around the city, giving buyers access to amenities without placing the neighborhood directly inside one of the county’s busier commercial corridors.
Saturday’s event marks the first broad public introduction to the community. Visitors will be able to tour the model home and get a closer look at available floor plans, pricing and homes already nearing occupancy.
The grand opening runs from 11 a.m. to 5 p.m. Saturday, Aug. 15, at 4385 Tillman Lane, Cumming.
