Peachtree Corners Approves 50 Townhomes Beside Technology Park Lake

Peachtree Corners has approved a 50-townhome development on Guthridge Court beside Technology Park Lake. The rezoning replaces an office site with housing that includes open space and a public trail.

A former office property beside Technology Park Lake is set for a residential future after the Peachtree Corners City Council approved a 50-townhome development on Guthridge Court.

The council voted 6-0 Tuesday, Nov. 3, to rezone the 7.6-acre property at 555 Guthridge Court from light industrial to townhouse residential. The approval allows the existing office site to be replaced with housing, subject to further engineering and construction permits.

The proposed neighborhood would contain a mix of 22-foot- and 24-foot-wide townhomes, arranged along private streets. Its site plan sets aside roughly 3.5 acres for open space, including a central green and a public lakeside trail connecting with neighboring paths.

That trail is one of the more significant pieces of the proposal for the surrounding area. An eight-foot path would extend along Technology Park Lake, with a bridge connection planned as part of the final design.

The council also granted setback and stream-buffer variances to accommodate the homes and trail. Additional environmental review will be required before work can proceed near the lake.

Buildings would be limited to three stories or 35 feet. A homeowners association would maintain the private streets, and rentals would be capped at 15% of the 50 homes at any one time.

The decision continues a broader shift in Technology Park, where some older office properties are finding new uses as residential neighborhoods. The Guthridge Court project would add housing without extending development beyond the existing property, while bringing a public walking connection to the lake.

No construction start date or home prices have been announced. The developer must complete detailed plans, secure the necessary approvals and address conditions involving the lake and stormwater system before work begins.

Keep it. Pass it on.
