20-Acre Buford Highway Tract Hits Market at $5.08 Million

A 20.42-acre tract along Buford Highway in Cumming has been listed for $5.08 million, putting another sizable piece of South Forsyth land in play for potential residential development.

The property, east of Ga. 400 along Highway 20, is already zoned RES2 and is being marketed for residential use. A conceptual site plan shows roughly 22 homesites, although that concept is not the same as an approved development plan and any eventual project would remain subject to applicable county requirements.

The land is largely undeveloped and includes rolling terrain and a creek. Public listing information indicates electricity, natural gas, water and sewer are available or nearby, with prospective buyers advised to verify capacity and connections independently.

At 20.42 acres, the asking price works out to roughly $249,000 per acre. Public property history shown with the listing records a $2.4 million sale in August 2025. The new $5.08 million asking price therefore offers another snapshot of the value being placed on developable land in the eastern South Forsyth corridor.

The location is about 3.7 miles east of Ga. 400’s Exit 14, near Rue St. Moritz. The property is currently assigned to Haw Creek Elementary, Lakeside Middle and South Forsyth High schools, according to the listing.

No builder or future neighborhood has been announced. For now, the tract is simply on the market. But its size, existing residential zoning and location along one of Forsyth County’s busiest east-west corridors make it a property worth watching as South Forsyth continues to fill in.
