New Model Home Opens as Coal Mountain’s Mixed-Use Community Takes Shape

A new model home has opened at The Crossing at Coal Mountain, giving prospective buyers their clearest look yet at the residential side of the large mixed-use development taking shape in north Forsyth County.
Toll Brothers opened the professionally decorated townhome Wednesday, Sept. 2, at 4280 Waylon Drive in Cumming. The three-story Oakridge Elite with Loft includes four bedrooms, three full bathrooms, one half-bath and a two-car garage across more than 2,844 square feet.
The model is part of the Haven Collection, one of four neighborhoods planned by Toll Brothers at The Crossing. It includes an open kitchen and living area on the first floor, three bedrooms upstairs and a third-floor bedroom, bathroom and flexible room that could serve as an office, media room or play area.

Its opening provides more than a sales tool for the builder. It marks another visible step in the conversion of the Ga. 9 and Browns Bridge Road area from a collection of schools, homes and roadside businesses into a more concentrated residential and commercial district.
The new model home is now available for tours. Haven townhomes start at $499,995, while completed and nearly completed homes in the collection are currently priced from about $549,000 to $629,000.
Across the entire Toll Brothers community, prices begin at $469,995.
The least expensive collection, Cottonwood, consists of three-story townhomes of approximately 2,008 square feet. Haven offers townhomes ranging from about 1,997 to 2,844 square feet.
The Heartland and Magnolia collections contain detached houses. Heartland homes begin at $574,995 and range from approximately 2,618 to 3,600 square feet, while Magnolia starts at $674,995 with designs reaching 3,620 square feet.
Those prices place The Crossing above much of Forsyth County’s older housing stock but within the increasingly common range for new construction in the county. The mix of townhomes and detached houses also gives buyers more choices than a conventional subdivision built around a single housing type.
Seventeen quick-move-in homes were available across the four collections as of Sept. 5, including several already completed and others scheduled for delivery between September 2026 and March 2027. Current listings range from a $485,000 Cottonwood townhome to Magnolia houses priced above $800,000.
The community’s current availability suggests that home construction is moving ahead even as other parts of the mixed-use project remain unfinished.
The broader Crossing at Coal Mountain plan covers approximately 140 acres and calls for more than 700 residences, including 222 detached houses, 219 townhomes and about 300 apartments. Plans also include more than 70,000 square feet of retail and restaurant space and approximately 20,000 square feet of offices.
A 47,000-square-foot commercial plaza is intended to become the project’s public center, with restaurants expected to account for much of its tenant mix. Specific restaurant and retail tenants have not been announced publicly, and firm opening dates for the commercial spaces have not been released.

That timing distinction is important for early residents. The Crossing is ultimately designed to offer shops, restaurants and entertainment within walking distance, but buyers moving into the first homes will initially depend on existing businesses elsewhere in Cumming and along Ga. 400.
Planned neighborhood amenities include a 3,814-square-foot swimming pool, clubhouse, cabanas, pickleball courts, an event lawn, outdoor gathering areas and walking trails. Those amenities are also described as forthcoming rather than currently operating.
The development occupies a prominent location near Coal Mountain Elementary, North Forsyth Middle and North Forsyth High schools. It is also positioned to benefit from the new Ga. 400 interchange at Browns Bridge Road, although much of the immediate area remains automobile-oriented.
That contrast reflects the central promise—and challenge—of the project.
The Crossing is being developed as a walkable center for residents once they arrive, but it sits within a part of Forsyth County where most daily trips still require driving. Its eventual usefulness will depend partly on whether the promised restaurants, services and gathering spaces open in step with the expanding residential population.
For north Forsyth, the project represents a notable shift in where large-scale development is occurring. Mixed-use construction once concentrated closer to South Forsyth and central Cumming is extending farther north as new neighborhoods and commercial activity follow population growth.
The newly opened model gives residents and prospective buyers a tangible view of that change. What began as a large plan at a busy rural crossroads is now becoming a neighborhood, with completed homes, active listings and a sales center open for tours.
The commercial side still has farther to go.
