Cumming Approves 89-Home Community Between Sanders Road and Market Place Boulevard

Cumming has approved an age-restricted community of 89 detached homes alongside a retail center and restaurant near Market Place Boulevard. The development replaces a larger senior-living plan and features moderate-density housing for residents 55 and older.

Cumming has approved an age-restricted neighborhood and neighboring commercial center on a prominent stretch of land between Sanders Road and Market Place Boulevard, clearing the way for 89 detached homes, new stores and a restaurant.

The City Council unanimously approved the plans Tuesday night, two weeks after postponing its decision so the developer could respond to concerns from nearby residents. The project will replace land previously approved for a much larger senior-living facility with a lower-density community intended for residents 55 and older.

A Residential Community on 32 Acres

Shree Real Estate Developers plans to build the 89 homes on approximately 32.7 acres. The property will be rezoned from Office Commercial Multi-Story to the city’s R-2 moderate-density residential classification.

The resulting density will be about 2.72 homes per acre, just below the three-unit maximum normally permitted in an R-2 district. Although the zoning category can accommodate several types of housing, the approved plan calls for detached single-family homes rather than apartments or conventional townhouses.

The development will require exceptions to the city’s usual rules for setbacks, lot sizes and lot widths. The property’s topography and the presence of state waters make a conventional subdivision layout difficult, and the city’s Planning Commission previously concluded that the variances were justified.

The commission also viewed the neighborhood as a transition between commercial development along Market Place Boulevard and existing single-family homes closer to Sanders Road. It recommended approval in May, finding that the proposal fit Cumming’s long-term land-use plan. Retail and a Restaurant Along Market Place Boulevard

A separate 3.57-acre portion of the project will be rezoned for highway-business use. Plans call for a 32,221-square-foot retail center and a freestanding restaurant of approximately 2,000 square feet.

That commercial component would face the busier Market Place Boulevard side of the property, while the residential neighborhood would extend toward Sanders Road. The arrangement creates a small mixed-use district, although it is not designed as the kind of tightly integrated, walkable development seen at Halcyon or Cumming City Center.

No tenants have been announced for the retail center or restaurant. Home prices, builders and a construction schedule have also not been made public.

Approval Followed Neighborhood Opposition

Residents raised concerns during the approval process about tree removal, wildlife displacement, noise, traffic and the effect of new activity near existing homes. Some also questioned whether the smaller residential lots would fit the character of the Sanders Road side of the property.

Others supported the proposal as a more restrained alternative to what could already be developed there. The property was previously approved for a 190-unit senior-living facility, and its former office-commercial zoning permitted a more intensive office project.

That comparison became important during the debate. Eighty-nine detached homes will still bring substantial clearing and construction, but the project is considerably smaller than the earlier senior-living plan and less intensive than a large office complex could have been.

The council postponed its original July 21 vote after hearing from residents, allowing another two weeks for discussions and revisions before granting approval at its August 4 work session. The final decision and updated residential plan were first reported by Forsyth County News.

The development adds to a broader shift taking place around Market Place Boulevard. Once defined primarily by shopping centers and large commercial properties, the corridor is gradually gaining more housing, creating a closer mixture of residential, retail and recreational uses near downtown Cumming and GA 400.

For nearby residents, the next important details will come during the permitting and construction stages: how much of the existing tree canopy survives, where entrances are placed, what businesses join the retail center and how traffic is managed along Sanders Road.
