Prelude at Medley Begins Preleasing Ahead of Johns Creek Grand Opening

Preleasing is underway for Prelude, the first apartments at Medley in Johns Creek. The development combines residential units with shops and restaurants designed as a walkable neighborhood. Residents are expected to move in soon after the grand opening in late October.

The residential side of Medley is beginning to take shape, with preleasing now underway for the first apartments inside the 43-acre Johns Creek development.

Prelude at Medley will offer one- and two-bedroom apartments above and alongside the project’s restaurants, stores and public spaces. Medley is scheduled to hold its grand opening Oct. 29, with the first Prelude residents expected to move in Nov. 1.

The timeline places residents inside the development almost immediately after its public debut, an important step in Medley’s effort to operate as a walkable neighborhood rather than a conventional suburban shopping center.

Apartments Built Into Medley’s First Phase

Prelude is part of Medley’s first major construction phase, which has been planned to include approximately 340 apartments along with office space and ground-floor retail. A second residential phase, Encore, is expected to add 408 apartments in 2027. The development also includes 133 for-sale townhomes known as Tableau at Medley.

Together, the residential components are expected to bring 881 apartments and townhomes to the property at full buildout.

Residents of Prelude will have direct access to Medley’s central plaza and its growing collection of restaurants, stores, fitness businesses and personal-service concepts. Trader Joe’s has already opened, while more than 30 additional businesses have been announced for the development.

The confirmed lineup includes Shake Shack, Sephora, High Country Outfitters, Five Daughters Bakery, Summit Coffee, Northern China Eatery, Fadó Irish Pub, Tabla, Lily Sushi Bar, Rena’s Italian Fishery & Grill, 26 Thai Kitchen and Bar and The Nest Cafe. Opening dates may vary by tenant, and the Oct. 29 grand opening does not necessarily mean every announced business will begin operating that day.

Resort Amenities and Work-From-Home Space

Inside the apartments, planned features include quartz countertops, stainless-steel appliances, French-door refrigerators, floor-to-ceiling cabinetry, in-unit washers and dryers and smart-home technology.

Shared amenities will include a plunge pool and deck, fitness center, resident coffee bar, clubhouse, outdoor gathering areas and a pet spa. The clubhouse will also contain work areas and small private offices, reflecting the continued demand for apartments that can accommodate hybrid and remote work.

High-speed Wi-Fi offering up to 1 gigabit per second is planned throughout the property.

Prelude is being managed by Gallery Residential. As of Friday, its public leasing portal was accepting apartment searches and inquiries, but advertised monthly rents were not yet displayed. That missing figure will be important for prospective residents because it will establish how Medley positions itself against newer apartment communities around Avalon, Halcyon and other mixed-use destinations in North Atlanta.

Residents Become Part of the Development Model

Apartments are central to the economics and atmosphere of modern mixed-use developments. Residents provide a built-in customer base for restaurants and stores, while their presence helps keep streets and public spaces active beyond traditional shopping hours.

Mark Toro, founder and chief vision officer of Toro Development Company, described the apartments as the source of the “feet on the street” needed to sustain Medley’s planned Main Street environment.

That strategy follows a model familiar across North Atlanta, where developments such as Avalon in Alpharetta and Halcyon in South Forsyth combine housing, dining, offices and programmed public spaces. Medley represents Johns Creek’s largest attempt to create a similar destination, but within the city’s broader Town Center plan near City Hall and the new Creekside Park network.

Located near Johns Creek Parkway and McGinnis Ferry Road, the completed development is planned to contain 145,000 square feet of retail and restaurant space, 110,000 square feet of offices, a 150-room boutique hotel and a 25,000-square-foot plaza capable of hosting as many as 200 events annually.

With apartment leasing underway and move-ins now dated, Medley is moving beyond construction milestones. By early November, the development is expected to have something it has not had before: people who call it home.
