A $74 Million Apartment Community Is Moving Forward Near Mall of Georgia
A new apartment community with 289 units is planned near Mall of Georgia in Buford. Budgeted at $74.4 million, it is expected to open in fall 2027 and will offer residents proximity to retail, jobs, and schools.

A long-planned apartment development near the Mall of Georgia is moving into construction with a smaller design, a $74.4 million budget and an expected opening in fall 2027.
Carrena will bring 289 apartments to 3130 Financial Center Way in Buford, just north of Mall of Georgia Boulevard. Atlanta-based Vida Companies is developing the community on roughly 11 acres in one of Gwinnett County’s busiest retail and employment corridors.
The project is expected to include four-story, elevator-served residential buildings, 582 parking spaces and landscaped open areas. The development will sit close to Buford Drive and the Mall of Georgia commercial district, placing residents near shopping, restaurants and major employers across northeast Gwinnett.
Construction financing closed June 1. Citizens Bank is providing a $42.1 million construction loan, with additional investment coming from Bluecrest Residential and Vida’s private real estate fund.
A Project That Changed Along the Way
Carrena has been several years in the making.
The property was originally proposed for 334 apartments in 2022 by ContraVest Development Partners. The land included three parcels with a mixture of commercial and single-family zoning, including a small house built in 1945.
Gwinnett County approved a change to high-rise residential zoning, allowing the site to transition from its older patchwork of uses into a larger multifamily development.
Vida Companies later took control of the project and initially planned 332 apartments. The final version has been reduced to 289 units as the developer adjusted the site plan, financing and construction layout.
Why This Location Keeps Drawing Development
The site is near one of Georgia’s largest shopping destinations, Interstate 85 and employment centers tied to companies including Primerica, AGCO, Intuitive Surgical and Kubota. It also sits within the broader Buford, Sugar Hill and Suwanee growth corridor, where the population has expanded rapidly over the past two decades.
That growth has encouraged developers to build more housing near established commercial areas rather than farther into undeveloped parts of the county. For residents, the result is a gradual change in what the Mall of Georgia district looks like: less exclusively retail, and more like a mixed suburban center where people can live close to stores, jobs and regional highways.
Carrena’s location also places it near Patrick Elementary School, Glenn C. Jones Middle School and Seckinger High School.
The Timing May Matter
Metro Atlanta apartment construction surged earlier in the decade, leaving many areas with a large number of new units arriving at nearly the same time. Since then, higher borrowing costs have caused developers to delay or cancel some projects.
Carrena is scheduled to open after that recent wave of construction has slowed.
That could help the project avoid competing with the largest concentration of newly completed apartments. Its fall 2027 opening would arrive during a period when fewer developments are expected to be entering the market than during the 2023 and 2024 peak.
For northeast Gwinnett, the larger story is not simply another apartment complex. Carrena shows how the Mall of Georgia area continues to evolve from a regional shopping destination into a more densely developed suburban district.
The project began with fragmented parcels, older zoning and a house dating to the 1940s. By 2027, the same property is expected to hold nearly 300 apartments backed by one of the larger private development investments now underway in the Buford corridor.
