Atlanta Leads Sun Belt Markets as Home Sellers Offer Buyers More Help
Nearly three-quarters of Atlanta home sales included seller concessions, putting the city ahead of other Sun Belt markets. Sellers help buyers with closing costs and repairs to close deals as borrowing costs rise.

Nearly three out of four Atlanta home sales involved a seller helping with the buyer’s costs, putting the metro area ahead of Charlotte, Phoenix and other major Sun Belt markets as owners compete to close deals.
Seller concessions appeared in 72.8% of Atlanta transactions, compared with 44.7% nationally, according to Redfin’s September 18 report. Charlotte followed at 67.9% and Phoenix at 67.4%, with Las Vegas and Raleigh also above 66%.
The figures cover the three months ending August 31 and reflect transactions reported by Redfin buyers’ agents, rather than every home sale.
More room to negotiate in Atlanta
The Atlanta figure puts closing costs and repair credits squarely into the conversation for local buyers and sellers. Concessions can also include money toward a mortgage-rate buydown. Redfin tracks these separately from reductions in the sale price.
For an Atlanta household weighing two similarly priced homes, the seller’s contribution could affect how much cash is needed at closing. As a simple illustration, a $400,000 purchase with $10,000 toward eligible closing expenses presents a different upfront cash requirement from the same price with no contribution. The loan terms and permitted uses of that credit still determine its value.
Nationally, concessions rose from 42.6% a year earlier. In Nashville, Houston and Las Vegas, sellers outnumbered buyers by more than two to one, increasing competition for offers.
A better deal can still mean a high payment
Borrowing costs remain an obstacle. The average 30-year fixed mortgage rate reached 6.95% in the preceding week, according to Freddie Mac figures cited in Business Insider’s September 20 coverage. Elevated prices and expensive financing continue to keep prospective buyers on the sidelines.
For Atlanta buyers, the practical distinction is between getting through closing and comfortably carrying the home afterward. Help with upfront expenses can preserve savings for moving, repairs and emergencies. The monthly mortgage payment, property taxes, insurance and any association fees still have to fit the household budget.
