Roswell Approves Champions Place Expansion for Adults With Physical Disabilities

Roswell city council unanimously approved the expansion of Champions Place, increasing capacity to support more adults with physical disabilities. The accessible home integrates assistive technology and community support with new living space and amenities.

Champions Place has won Roswell’s approval to expand its Nesbit Ferry Road home, creating room for more adults with physical disabilities to live independently with shared support.

City Council voted 6–0 on Sept. 14 to approve the addition and related zoning changes at 9460 Nesbit Ferry Road. The project would increase the home’s permitted capacity from 16 residents to 20. The unanimous approval also allows changes to parking, service areas and retaining walls.

For families considering what adulthood can look like beyond the family home, the expansion represents something more specific than another housing development: additional space in a residence designed around accessibility, personal assistance and community.

What will change on the property

The plan adds approximately 3,350 square feet of floor area and another 1,722 square feet of basement space to the existing building. The addition would sit on its eastern side, near the adjoining Primrose preschool.

The 4.34-acre property will also receive expanded parking, a covered connection and retaining walls to accommodate changes in elevation. Council approved exceptions allowing parking and the trash and recycling collection area in front of the building, along with the higher resident limit.

The expansion application updates conditions attached to the home’s original 2016 approval. It keeps the existing group-home use rather than converting the property to a different type of development.

Independence includes the building itself

Champions Place combines accessible housing with technology that lets residents manage more of their surroundings without assistance. Automated doors and voice-controlled lights, televisions and shades make everyday tasks possible for people whose mobility is limited.

The home opened in October 2020. Its shared spaces also provide places to gather, rather than leaving residents dependent on arranging transportation every time they want to spend time with friends.

The operating model pairs rental housing with shared personal-support services. Qualified residents can share staffing costs through Medicaid-funded community support, while the foundation’s original fundraising strategy covered capital costs upfront to help keep monthly charges manageable. The foundation’s housing model is intended to offer an alternative to remaining at home with aging parents.

Housing and social connections are closely linked here. The foundation’s Titan Community brings people together through adaptive sports and other activities, and participation in that community is part of the path toward becoming a resident.

Fall 2027 is the target, not an opening guarantee

The foundation is targeting completion of the expansion in fall 2027 and plans to welcome six new residents. That recruitment figure is separate from the zoning change, which adds four places to the property’s maximum permitted capacity.

Applications for the expansion were limited to people already actively participating in Titan programs, with a July 3 deadline. Families interested in future opportunities can use the foundation’s prospective-resident information to learn about participation and request updates.

Monday’s vote does not replace construction permits. Separate permits are required for the building addition and retaining walls, along with land-disturbance approval. The project must also address the required sidewalk right-of-way dedication along Nesbit Ferry Road.

The zoning decision clears an important hurdle. The next step is turning the approved plan into finished, accessible living space, with a completion date families can plan around.
