Leasing Opens at Alina, Atlanta’s New Tallest Residential Tower
Alina in Midtown Atlanta has opened leasing for its 357 luxury apartments in the city’s tallest residential tower. The building offers extensive amenities and easy access to transit and parks.

Leasing has begun at Alina, the residential portion of a new 60-story tower changing the Midtown Atlanta skyline.
The 357-unit apartment community is part of Rockefeller Group’s 1072 West Peachtree development at 30 12th Street, near the intersection of West Peachtree and 12th streets. The mixed-use tower is expected to reach final completion this summer after nearly three years of construction.
Rockefeller Group describes Alina as Atlanta’s tallest residential tower. The larger 1072 West Peachtree project will also become the tallest building completed in the city in more than three decades, though not the tallest building in Atlanta overall.
The development combines apartments, office space and ground-floor retail within one tower, continuing Midtown’s shift toward taller, mixed-use projects built around walkability, transit access and high-end amenities.
Apartments Range From Studios to Penthouses
Alina’s residences include 85 studios, 176 one-bedroom apartments, 77 two-bedroom apartments and four three-bedroom apartments. An additional 15 penthouse residences will include private parking.
Rockefeller Group has not included rental prices in its leasing announcement.
Apartment interiors feature ceilings reaching as high as 10 feet, quartz countertops, stainless-steel appliances, wine refrigerators, custom cabinetry and keyless entry. Bathrooms include Kohler fixtures, tiled showers and frameless glass enclosures.
Bozzuto, a national apartment management and development company, will oversee leasing and property management.
John Petricola, Rockefeller Group’s senior managing director for the Southeast, said the company designed the project as a fully integrated urban community rather than simply another apartment building.
“Every detail, from curated luxury interiors to nearly an acre of premium amenities, has been thoughtfully designed to deliver an unparalleled urban living experience,” Petricola said in announcing the start of leasing.
A Pickleball Court and Dog Run Above Midtown
Much of the tower’s marketing centers on more than an acre of shared indoor and outdoor space.
The athletic club includes strength and cardiovascular training areas, locker rooms, saunas, private spa treatment rooms and recovery spaces. Separate areas are planned for yoga, Pilates and personal training.
An outdoor pickleball court will overlook Midtown, while an indoor entertainment area will offer billiards, shuffleboard, a golf simulator, a fireplace lounge and a resident kitchen.
Dog owners will have access to an elevated dog run on the 20th floor, offering panoramic views of the surrounding city.
The tower will also include the Pavilion at 1072, which Rockefeller Group describes as Atlanta’s largest outdoor residential deck. The space is designed with a mixture of seating, gathering and activity areas rather than a single traditional pool deck.
The unusually large collection of amenities reflects the competition among Atlanta’s newest luxury apartment towers. Developers are increasingly using wellness facilities, workspaces, pet amenities and hospitality-style services to distinguish buildings that may otherwise offer similar locations and interior finishes.
Positioned Near MARTA and Piedmont Park
Alina sits within walking distance of Piedmont Park, Colony Square, Technology Square and the Midtown shopping district surrounding the Plaza Midtown development.
Both the Midtown and Arts Center MARTA stations are approximately a five-minute walk from the building, according to Rockefeller Group. Interstates 75 and 85 are also nearby.
That location could make the tower relevant to North Atlanta residents considering a move closer to the city while retaining relatively direct access to the northern suburbs. Midtown lies along the MARTA Red Line and near the southern end of the Georgia 400 corridor used by commuters traveling between Atlanta, Sandy Springs, Roswell, Alpharetta and South Forsyth.
The tradeoff is a distinctly urban form of living. Residents will exchange the larger homes, private yards and neighborhood parking common in North Fulton and Forsyth County for transit access, walkable restaurants and amenities contained largely within the building.
Midtown’s Vertical Growth Continues
Construction on 1072 West Peachtree began during the third quarter of 2023. The project includes boutique office space and retail in addition to the apartment tower.
The development is expected to receive LEED Silver certification, a building standard addressing areas such as energy use, water efficiency and construction practices.
Its completion will add another major residential project to a Midtown district that has experienced sustained high-rise construction around West Peachtree Street, Spring Street and the Georgia Tech campus.
Alina’s opening also arrives as Atlanta’s luxury apartment market becomes increasingly divided between large suburban communities and highly amenitized urban towers. In the northern suburbs, newer rental developments often compete through town-center locations, larger floor plans and access to highly rated schools. Midtown projects are instead selling proximity: shorter walks to restaurants, transit, parks and major employment centers.
For Alina, that proximity comes packaged with some unmistakably modern Atlanta touches — including pickleball in the sky and a dog park 20 floors above the street.
