Duluth’s First Food-Truck Park Is Coming to the Gas South District Corridor
Duluth’s first dedicated food-truck park is planned for late 2026 near the Gas South District. It will offer a changing lineup of vendors to serve visitors attending concerts and events.

Duluth is preparing to add a permanent home for rotating food trucks across from one of Gwinnett County’s busiest entertainment campuses.
The Food Truck Park at Le Maison is expected to open in late 2026 at 6405 Sugarloaf Parkway. The project will be the first dedicated food-truck park in the Duluth area, offering another place to eat before concerts, sporting events, conventions and performances at Gas South District.
Unlike a festival or occasional food-truck night, the park is planned as a continuing destination with a changing lineup of vendors. Individual trucks, operating hours and an opening date have not yet been announced.
The location gives the project an unusually large potential audience.
Across Sugarloaf Parkway, Gas South District includes Gas South Arena, Gas South Convention Center, Gas South Theater and the Hudgens Center for Art & Learning. Its calendar brings a regular flow of concertgoers, professional sports fans, convention attendees and families to a corridor already lined with hotels and restaurants.
The food-truck park could give those visitors a more flexible alternative to a conventional sit-down meal. Customers would be able to choose among multiple kitchens, accommodate different tastes within a group and eat without committing to the schedule of a full-service restaurant.
Its rotating format also creates room for independent vendors that may not be ready to lease and equip a permanent storefront.
For food-truck operators, a consistent site can address one of the business model’s central challenges: predictability. Trucks ordinarily move among office parks, breweries, festivals and private events, requiring customers to follow changing schedules. A dedicated park gives vendors a recognizable location while allowing the selection to change from one visit to the next.
The project is part of a broader hospitality plan taking shape at Maison 6405.
JMS Family LP acquired the former Georgia Baptist Convention Center property in early 2024. The existing Maison Event Center now hosts weddings, conferences and social gatherings in a ballroom accommodating about 350 guests and an auditorium seating approximately 310.
Plans for the property extend beyond private events. Maison 6405 is envisioned as a larger hospitality destination with a JdV by Hyatt boutique hotel, a Turkish hammam spa, an indoor pool and multiple dining options, including a rooftop restaurant and bar.
A Sugarloaf-area development overview describes the hotel as a six-story, approximately 179,000-square-foot project and the wellness center as an 8,300-square-foot spa. The Maison website continues to present the hotel, spa and restaurants as forthcoming, although firm completion dates have not been released.
The food-truck park appears likely to become one of the next publicly accessible pieces of that larger plan.
Its arrival will also strengthen a growing food-truck pattern in northern Gwinnett.
Suwanee Circle officially debuted in spring 2026 at Town Center on Main and DeLay Nature Park. The Suwanee food-truck destination combines rotating vendors with an outdoor bar, seating, televisions and a small performance stage. It operates Wednesday through Sunday and sits near a playground, library and greenway.
The Duluth project is positioned differently. Instead of anchoring a city park, it will serve an entertainment and hospitality district where demand can rise sharply around arena events, conventions and performances.
The park also arrives as the surrounding district prepares for substantial investment. Gas South District is planning a $170 million renovation that includes major changes to the arena’s entrance, roof, seating, technology and concessions. The combination of those improvements, Maison 6405’s hospitality plans and new dining options could make the Sugarloaf Parkway corridor function more like an integrated destination.
Questions remain about the food-truck park’s layout, seating, beverage service and pedestrian access. Organizers have also not announced whether the park will operate daily or concentrate on event nights and weekends.
The central idea, however, is already clear: one of Duluth’s most active visitor corridors is gaining a dining venue designed to change from night to night.
