Forsyth County Approves Life Time Plans for Post Road Club
Forsyth County has approved zoning for Life Time’s first athletic country club on Post Road featuring over 149,000 square feet of recreational space and ample parking. The project will serve growing western and southern Forsyth communities with comprehensive fitness and lifestyle amenities.

Life Time’s proposed first Forsyth County location has moved well beyond the “considering” stage.
The Forsyth County Board of Commissioners approved zoning applications tied to the planned athletic country club during its Aug. 20 meeting, clearing an important land-use hurdle for the large Post Road development. The approval comes roughly two months after Life Time’s interest in the property first became public.
The newly available county documents also provide a much clearer picture of what Life Time has in mind. Plans call for a 100,000-square-foot indoor commercial recreational facility accompanied by 49,533 square feet of outdoor recreational space on nearly 17 acres. The site plan provides 619 parking spaces, making the proposed club one of the more substantial new lifestyle developments planned for western Forsyth.
A Much Bigger Picture Than in June
When the proposal surfaced in June, Life Time had confirmed interest in the Post Road area but many of the details that would determine the project’s scale remained unsettled. There was no final amenity list, construction schedule or opening date.
The county review now puts firm numbers around the proposal. The combined indoor and outdoor recreational areas would total 149,533 square feet, spread across a 16.977-acre property identified as Parcel 038-245. The site is near the southern end of the Post Road corridor, immediately north and east of property known as 4800 Atlanta Highway.
Commissioners considered several related requests from LTF Real Estate Company, the Life Time affiliate behind the project. Those included an amendment to existing zoning conditions, an alternate-design request and the conditional-use application covering the recreational facilities. The conditional-use proposal also sought permission for a building reaching as high as 53 feet, above the normal 40-foot maximum for the property’s Commercial Business District zoning.
The approval does not mean the club is ready to open its doors. Construction permits, site work and the company’s own development timetable still stand between the zoning decision and an eventual opening. Life Time has not announced a construction start or opening date for the Forsyth club.
Forsyth Would Get Its First Life Time
The project would fill a noticeable gap in Life Time’s North Atlanta footprint.
The company already operates large clubs in Alpharetta and Johns Creek, along with a racquet-focused location in Peachtree Corners. The Johns Creek club includes indoor and outdoor pools, fitness studios, basketball and squash courts and dedicated children’s areas, while the Alpharetta location combines pools, sports courts, fitness studios, childcare and an expansive workout floor.

Forsyth County, despite its rapid population growth and concentration of higher-income households, has never had a Life Time location of its own.
That has made the Post Road proposal especially notable for residents in western and southern Forsyth who now travel toward Alpharetta or Johns Creek for comparable Life Time facilities. The planned site would place a club much closer to neighborhoods around Vickery, Midway, Polo Golf & Country Club and the broader west Forsyth corridor.
Post Road Keeps Changing
The project also arrives as Post Road itself is undergoing a much larger transformation.
Forsyth County is moving forward with a major widening of the corridor, with roughly six miles of Post Road expected to be expanded as the county tries to accommodate years of residential growth. The road already carries traffic generated by schools, neighborhoods, Midway Park, Swim Atlanta, Vickery Village and other businesses.
A club with 619 parking spaces would add another sizable destination to that mix.

That makes the eventual access plan important. Entrances, turn movements, traffic signals and the timing of road construction could all shape how easily the property functions once it opens. The widening may ultimately make the site far more accessible, but residents along the corridor are likely to experience considerable construction and development activity before that happens.
The Life Time proposal is also another sign that Post Road is evolving from a predominantly residential suburban corridor into something more complex. Large-scale commercial and lifestyle projects increasingly have reason to follow Forsyth County’s population westward, particularly as road capacity improves and undeveloped parcels become harder to find closer to GA-400.
For Life Time, the Aug. 20 vote does not finish the development process. But it does answer the biggest question surrounding the project when it emerged this summer: whether the company’s first Forsyth County club would advance beyond an early proposal. It now has county approval to move forward.
