The Shops of Dunwoody Adds Four New Restaurants and Fitness Studios
Four new restaurants and fitness studios are opening at The Shops of Dunwoody through 2026. Tenku Sushi, Beyond Juicery + Eatery, JETSET Pilates, and SWEAT440 will expand dining and wellness options in the shopping center.

The Shops of Dunwoody is preparing for its most visible tenant expansion in years, with four new dining and fitness businesses scheduled to open through the summer and fall of 2026.
Tenku Sushi, Beyond Juicery + Eatery, JETSET Pilates and SWEAT440 have signed leases totaling about 8,600 square feet at the shopping center on Chamblee Dunwoody Road, roughly two miles north of Perimeter Mall.
The additions bring a distinctly modern mix to a center that has served nearby neighborhoods since the early 1980s. Smoothies, wraps, reformer Pilates and flexible high-intensity workouts will join an established collection of restaurants, services and locally familiar businesses.
They also offer the clearest indication yet of the direction planned by Asana Partners, the Charlotte-based real estate investment firm that purchased the property in March 2025.
Four New Arrivals
Beyond Juicery + Eatery will bring smoothies, fresh juices, wraps, salads and grain bowls to the center. The Michigan-founded chain has expanded to more than 50 locations and has been building a larger presence in metro Atlanta, including a recently opened East Cobb restaurant and another planned for Brookhaven.
Its compact, fast-casual format is designed to attract several parts of the day, from morning smoothie customers to office workers seeking lunch and neighborhood residents picking up dinner.
JETSET Pilates will open in Suite 29A at 5482 Chamblee Dunwoody Road. The Miami-based studio offers athletic, reformer-centered classes in a polished boutique setting. The company has expanded rapidly since beginning its franchise program and already lists locations in Alpharetta, Buckhead and East Cobb.
SWEAT440 is taking Suite 7 at 5488 Chamblee Dunwoody Road. Its 40-minute strength and interval workouts begin every 10 minutes, allowing members to arrive without arranging their day around a single scheduled class. The company also operates a Roswell studio.
The Dunwoody location is advertising a founders’ membership rate of $129 per month for its first year.
Tenku Sushi Will Replace a Longtime Favorite
Tenku Sushi is expected to become the center’s new evening dining anchor.
The restaurant is led by chef and owner Iwan Santo Phandj, whose cooking combines Japanese techniques with Indonesian and Western influences. Tenku imports ingredients including bluefin tuna from Japanese markets and presents its menu in a more contemporary dining and lounge setting.
The Dunwoody restaurant follows the April 2026 opening of Tenku Sushi Elevation at Avenue East Cobb, where the concept includes a rooftop bar.
Its arrival also marks the end of an unusually long chapter at the shopping center. Wasabi House closed June 14 after 27 years in business. The family-operated restaurant had built a loyal following through a traditional menu of Japanese and Korean-influenced dishes.
Replacing a longtime neighborhood restaurant with a more design-driven, upscale sushi concept reflects a broader change occurring across Dunwoody and the northern Atlanta suburbs. Shopping centers once built primarily around convenience are increasingly adding boutique exercise studios, specialty food businesses and restaurants meant to keep customers on the property longer.
A $35 Million Investment in the Site
Asana Partners purchased the main 95,287-square-foot shopping center for $27.5 million on March 31, 2025. The firm spent another $7.5 million through three related transactions involving adjacent properties, including Sunshine Car Wash and office buildings along Nandina Lane.
Together, the purchases gave Asana control of a larger, connected footprint around the shopping center and several important access points.
The property occupies about 12.5 acres and includes more than 500 parking spaces along Chamblee Dunwoody Road. It was built in 1983 and retains the large surface parking lot and street-facing storefronts common to suburban shopping centers of that period.
Asana has already introduced new signs and visual branding. The company is also known in metro Atlanta for properties including Krog Street Market, Midtown Promenade and Plaza Fiesta.
The vacant former Burger King building remains one of the most noticeable unused areas of the Dunwoody property. The space has nevertheless continued to play a community role, with the surrounding grounds hosting annual Christmas tree and menorah lighting celebrations.
Dunwoody Village Is Becoming More Competitive
The expansion comes as several nearby developments compete for the same affluent households and Central Perimeter office workers.
High Street Dunwoody is adding restaurants and retailers such as Rosetta Bakery and Van Leeuwen Ice Cream. Ashford Lane has attracted dining and wellness businesses, while Campus 244 and Park Place continue to introduce new restaurant concepts near Perimeter Mall.
That competition is placing pressure on older neighborhood centers to improve their appearance and recruit businesses that customers might otherwise visit in Buckhead, Midtown or newer mixed-use districts.
The Shops of Dunwoody has one advantage those larger projects cannot easily duplicate: It sits directly beside established residential neighborhoods and has been part of local routines for more than four decades.
The center can draw office traffic during the week while relying on nearby households during evenings and weekends. The new tenant mix appears designed around that combination, with exercise studios generating repeat visits and food businesses serving customers throughout the day.
